Real Estate Syndication is a strategy in which multiple investors pool their financial resources and/or expertise to invest in real estate projects that would typically be too large or complex for any individual investor to undertake alone.
A syndicate is formed by a sponsor or lead investor who identifies an investment opportunity, such as purchasing an apartment complex, office building, or shopping center. This sponsor then recruits other investors to join the syndicate. Most of the iconic buildings in the world are not owned by one person; or even one family for that matter. They are owned by multiple people who got together to make the purchase.
A value-add real estate investment involves acquiring a property that is underperforming or has untapped potential and implementing strategic improvements or changes to increase its value. The goal is to enhance the property's income-generating potential, either through renovations, operational improvements, or repositioning in the market. It’s basically, buy low, fix it up, sell high.
Value Add real estate investments require active management and a hands-on approach to identify and execute value-enhancing strategies. By implementing these strategies effectively, investors can significantly increase the property's value and generate very attractive above market returns.

We started out in a Tertiary Market - Merced, CA, our hometown. And, we did well!
As we started looking at potential investments in other, larger markets, we realized a few things.
First, there is less competition in smaller markets. You aren’t bidding against institutional investors with billions of dollars to spend. Tertiary markets typically attract less attention from institutional investors and large real estate firms compared to major cities. As a result, there is less competition for investment opportunities, allowing Redtail Ventures to find deals and potentially negotiate more favorable terms.
There also aren’t a lot of sophisticated operators. Thus, a company like Redtail Ventures, that knows what it is doing, can do well simply by working smarter. And, because the market is smaller, word gets around quickly when something good is happening. In Merced, we’ve been called about opportunities before anyone else because we quickly have become known as “good buyers”.
Second, the returns are potentially much greater. Tertiary markets often have lower property prices and operating costs compared to major metropolitan areas. This means investors can acquire properties at a lower cost per square foot, potentially leading to higher returns on investment.
With lower property prices and operating costs, rental yields in tertiary markets can be higher than those in primary or secondary markets. This can translate to greater cash flow for investors, especially if they are able to maintain high occupancy rates and effectively manage operating expenses.
Third, there are often lots of Value-Add opportunities. Tertiary markets seem to have more properties (per capita) with untapped potential or in need of revitalization. Oftentimes,real estate in secondary and tertiary markets are owned by mom-and-pop operators and are not actively managed.
This presents opportunities for value-add strategies, such as renovations, repositioning, or adaptive reuse projects, to enhance property value and generate attractive returns for our investors. And, finally, we like them! Our hometown, Merced, CA is a close-knit community with a strong, growing local economy. Investments in markets, like Merced, can contribute to local economic development and job creation, fostering positive relationships with local stakeholders.
